Linton Retail Business District

General Description

The Linton Retail Business District incorporates the commercial properties fronting Linton Boulevard, between the Interstate 95 Interchange and the FEC Railroad. The district features Mercedes Benz, Chevrolet and Ford auto dealerships, as well as big box stores Target, Home Depot, Sport Authority and Pet Smart. Restaurant brands such as Outback Steak House, Chipotle Grille and Steak & Shake have also made this district home.

Zoning Summary

The following descriptions are intended as a summary of the basic land development and zoning regulations that are applicable in each district shown on the accompanying map as of 12-17-08.  They do not include all applicable regulations.  Complete development standards can be accessed on the City's web site at www.mydelraybeach.com

The majority of the properties are zoned PC (Planned Commercial) or AC (Automotive Commercial).  The Linton Retail Business District allows a variety of uses including multiple family residential, office and commercial uses, including automotive related uses when zoned accordingly. The development standards are generally the same for both zoning categories. The minimum building setback is 10 feet with increases up to 30 feet required along Linton Boulevard. Building heights are limited to 48 feet, except the portion of the District adjacent to I-95 where increases to 60 feet are allowed subject to the criteria outlined in Section 4.3.4(J) of the City's Land Development Regulations. Rezoning of the properties containing auto-related uses will be necessary to accommodate commercial, office and/or residential uses.
