Four Corners District
Ideal User size: 1,000 SF to 30,000 SF Compatible Industry Clusters The Four Corners District mixed-use nature combines a strong retail base with office uses. Proximity to the Medical Arts District has turned into a strong Life Science Cluster (Healthcare sub-cluster). The Financial/Professional Cluster has a strong presence because of the district’s strong demographics, high traffic volumes, and geographical position between Interstate 95 and the Florida’s Turnpike. Information Technology, Clean Energy, Emerging Technologies also thrive in this cluster. General Description The Four Corners District is located at the intersection of West Atlantic Avenue and Military Trail, two miles west of the Atlantic Avenue – I-95 Interchange, and four miles east of the Atlantic Avenue – Florida Turnpike Interchange. It is also 1-1/2 mile north of the Delray Medical Center. Military Trail connects it north to Boynton Beach and south to Boca Raton. Although accessible by two main highways and a regional collector road, this unique district is surrounded by a mix of low, medium and high density residential neighborhoods. It is therefore a prime location for retail, office (medical, financial, etc.) and restaurants. Zoning Summary The following descriptions are intended as a summary of the basic land development and zoning regulations that are applicable in each district shown on the accompanying map as of 12-17-08. They do not include all applicable regulations. Complete development standards can be accessed on the City’s web site at www.mydelraybeach.com. The adopted Four Corners Overlay District encourages mixed-use developments that may include retail, office, and multi-family uses. Special regulations pertain to this district and should be referenced. The perimeter setback of a master planned development is 30 feet with the building setbacks of 25 feet along internal streets. Residential development is permitted at higher densities in this area than other parts of the city, in order to foster growth that will support the area businesses. Residential densities are limited to 12 units per acre, with a maximum density of 30 units per acre permitted only when proposed as part of a mixed-use development containing office and/or commercial uses. In addition, residential developments must include a minimum of 20% workforce units consisting of moderate income workforce units as defined by Article 4.7 of the City’s Land Development Regulations. A maximum building height of 60 feet is permitted; however a 42 feet height limitation exists at the perimeter of the development. A maximum Floor Area Ratio of 2.0 is permitted for nonresidential uses for mixed-use development. Residential uses may comprise up to 75% of the total floor area and are permitted either in conjunction with a commercial use, or as a stand alone use subject to Conditional Use approval.    |
