General Description: 
This area encompasses the properties primarily located at the intersection of Military Trail and Linton Boulevard, which includes existing medical, retail, office, and community facilities. The Medical Arts District is clustered around the Delray Medical Center www.delraymedicalctr.com . Honored as one of America's 50 Best Hospitals, the 493-bed facility serves the Palm Beach County region. With a distinct cluster of medical offices and labs surrounding the Center, the Medical Arts Districts is less that two miles from the Linton Avenue interchange with I-95.

 

Zoning Summary

The following descriptions are intended as a summary of the basic land development and zoning regulations that are applicable in each district shown on the accompanying map as of 12-17-08.  They do not include all applicable regulations.  Complete development standards can be accessed on the City's web site at www.mydelraybeach.com.   

This District consists of the following zoning categories: PC (Planned Commercial), CF (Community Facilities), POC (Planned Office Center) and SAD (Special Activities District).  The CF zoning is primarily applied to the medical/institutional uses such as the Delray Medical Center, and the POC is applied to office-related developments. The Medical Arts District allows a variety of commercial uses included retail, office, service and medical-related uses.  The maximum height is 48 feet and the minimum building setback is generally 10 feet with increases up to 30 feet required along Linton Boulevard and Military Trail.

The SAD zoning applied to the easternmost parcel in the District allows an office uses (business, professional, and/or medical), and includes a residential component with a maximum density of 12 units per acre. Residential densities up to 12 units per acre are permitted in the PC zoning district, while rezoning of the other properties would be necessary to accommodate residential uses as well as a broader variety of uses. Residential uses are permitted either in conjunction with a commercial use, or as a stand alone use subject to Conditional Use approval.
